Virtual Spec Building Program

For more than a decade the Leavenworth Count Port Authority has built spec buildings in business parks in Leavenworth, Lansing and Tonganoxie. In order to give companies more flexibility and to increase speed to market, LCPA announces its virtual spec building program. We have designed facilities from 30,000 to 60,000 SF which can be customized or even expanded to meet your needs. Each building is designed to maximize square footage on specific parcels in the Gary Carlson Business Park, Urban Hess Business Park and Lansing Business Center. Prices depend on building use but can start for as low as $55/SF. The cost of land may be reduced or eliminated based on the type of business, level of capital investment and the number of new jobs to the County. Gary Carlson Business Park

The Gary Carlson Business Park is located on Eisenhower Road just off K-7 in Leavenworth. The largest city in Leavenworth County, Leavenworth is the home to Fort Leavenworth (the “Intellectual Center of the Army”), several defense contractors, and a developed business park with more than a dozen successful companies. With a population of 35,000, Leavenworth has a varied workforce that serves high-tech companies, manufacturers, and other firms in the city.

Lansing Business Park

Lansing is known as “The City with a Future” and was selected for Money Magazine’s Top 100 Places in 2007. Lansing has a nationally recognized school district and built a new elementary school and high school auditorium in 2008. In 2009 the city opened a new 127-acre park.

In addition to these quality of life assets, Lansing offers industrial space in the Lansing Business Center. The business center is located on Gilman Road and K-7, a four-lane state highway. Utilities at the park include electricity, water, public sanitary sewer, natural gas and fiber optic connection.

Urban Hess Business Park

Urban Hess Business Park is located in Tonganoxie. Tonganoxie is a friendly little city located in Leavenworth County in northeast Kansas between Kansas City and Lawrence, Kansas. It’s a growing community of over 4,100 with all the advantages of close proximity to a major urban center and a large university town, including access to a large, educated workforce. But Tonganoxie retains its distinctive small town flavor and attitude.

Access to highways from Urban Hess is excellent as State Highway 24-40 is just a couple of blocks away. Also, a new interchange on I-70 now connects Leavenworth County directly to the interstate system just south of Tonganoxie.
